Virat Kohli And Anushka Sharma Add ₹37.86 Crore Land To Their Alibaug Real Estate Empire
Virat Kohli and Anushka Sharma have expanded their Alibaug real estate portfolio once again. According to property registration records accessed in January 2026, the couple has purchased a fresh parcel of land in the coastal town, adding over five acres to their existing holdings. The transaction, finalised earlier this week, underlines their continued interest in Alibaug as a long-term private base rather than a one-off luxury investment.
January 2026: A Fresh Land Deal In Alibaug
According to property registration documents and data from real estate analytics firm CRE Matrix, Virat Kohli and Anushka Sharma finalised a new land purchase on January 13, 2026.
The acquisition spans roughly 5.1 acres, or about 21,010 square metres, in Zirad village, located in Alibaug's Raigad district. The total transaction value stands at ₹37.86 crore, with stamp duty of approximately ₹2.27 crore and a registration fee of ₹30,000.
The land consists of two adjoining plots:
- Gat No. 157, measuring around 14,740 square metres (about 3.64 acres)
- Gat No. 158, covering roughly 6,270 square metres (about 1.55 acres)
The seller was Sonali Amit Rajput, a director at Samira Land Assets Pvt. Ltd. The paperwork was completed by Virat's brother, Vikas Kohli, who acted as the power of attorney holder.
This Isn't Their First Bet On Alibaug
What makes this purchase interesting is the context. This is not an isolated investment. The couple has been steadily building a presence in Alibaug for several years now.
Back in 2022, they acquired close to 8 acres of land in the same region for around ₹19.24 crore. On that plot, they went on to construct a luxury farmhouse that has since become one of their most talked-about private properties.
By mid-2025, reports valued the completed villa at roughly ₹13 crore. The home features a temperature-controlled swimming pool, a jacuzzi, and high-end materials such as Turkish limestone flooring. It's designed less like a showpiece and more like a genuine retreat.
Another Property, Same Coast
Virat Kohli's Alibaug footprint doesn't end there. In 2023, he also bought a separate villa of about 2,000 square feet in the Avas Living project for approximately ₹6 crore.
Taken together, the farmhouse, the Avas Living villa, and now the newly acquired 5.1 acres suggest a layered approach: lifestyle, privacy, and long-term value rather than a single trophy purchase.
Why Alibaug Keeps Drawing Them Back
Alibaug's transformation over the last decade explains much of this interest. Once seen mainly as a weekend beach escape, it has evolved into a serious luxury residential destination.
The Ro-Ro ferry has cut travel time from Mumbai to roughly 45-60 minutes, making it practical without feeling crowded. Large land parcels, lower population density, and gated privacy remain its biggest drawcards.
It's also no secret that several high-profile names have invested in the area. Amitabh Bachchan, Shah Rukh Khan's family, Ranveer Singh, and others have all secured property here, giving Alibaug a reputation as Mumbai's preferred low-key retreat rather than a loud party hub.
What This Purchase Signals
Beyond celebrity interest, deals of this size matter to the local real estate market. A transaction nearing ₹38 crore, accompanied by substantial stamp duty, helps reset benchmarks for land value in the region. It also signals confidence in Alibaug's long-term potential, not just as a holiday destination but as a serious asset class.
For Kohli and Sharma, the pattern is clear. They're consolidating land, expanding their footprint, and keeping their investments close to a place that offers distance from the public eye without disconnecting them from Mumbai.
A Thoughtful Kind Of Luxury
There's nothing impulsive about this growing portfolio. Each purchase builds on the last, and each one aligns with the same idea: space, privacy, and control over their surroundings.
As celebrity real estate stories go, this one feels less about spectacle and more about purpose. And in a market where quick flips often grab attention, this steady approach may be the most interesting detail of all.
